Contract guide
A warranty is only as good as the paper behind it. Some UAE authorities spell out which guarantees a contractor must hand over, and one developer spells out how unapproved work costs you the warranty you already have.
Warranties
A renovation warranty in the UAE comes in layers: the contractor's own promise on workmanship, the manufacturers' guarantees on materials, the certificates an authority requires at handover, and, in a managed community, the developer's warranty on the original building, which the renovation can put at risk. The authorities write some of this down. Sharjah makes the consultant hand the owner the original supplier guarantees. Ajman will not issue a completion certificate without a roof waterproofing warranty from the contractor.
What warranty should a renovation carry in the UAE?
A written one that names what it covers trade by trade, when it starts and who fixes what. At minimum: the contractor's workmanship warranty, starting at handover or the completion certificate; every manufacturer's guarantee for materials and equipment, transferred to you with the original paperwork; and the certificates the authority requires, such as an amended electrical installation certificate after rewiring in Abu Dhabi. A warranty that exists only as a sentence in a quote is hard to enforce.

None of these is a warranty period set by the authority; they are documents the authority wants to see exist. That is useful anyway. A Sharjah owner can ask for the supplier guarantees by name, an Ajman owner will not get a completion certificate without the roof warranty, and an Abu Dhabi owner is entitled to an original of the electrical certificate signed by the licensed contractor and the designer.

In a new-build community the developer's own defect liability warranty may still be running, and unapproved alterations put it at risk. Emaar's home-modification factsheet lists the consequences of works carried out without its NOC: loss of the defect liability warranty, being unable to transfer or resell the property, being unable to apply for a title deed, and violation notices from Emaar or the authorities. The fix is cheap by comparison: Emaar's NOC costs AED 1,000 for minor works or AED 2,000 for major works in total, with the AED 500 review fee paid up front and deducted from that total, as our Emaar NOC guide sets out, and every other developer's rules are in the developer comparison.
More people than the contractor, depending on the work. Dubai's Administrative Resolution No. (109) of 2022 makes the consulting engineer and the contractor jointly liable for specialised maintenance, the kind that touches the main structure. The federal fire and life safety code puts overall code compliance on the consultant, in coordination with the owner and contractors. And owners carry their own share: Emaar's 2026 villa rules make residents solely responsible for violations their contractors commit, Dubai Holding fines AED 2,000 for repairs that damage neighbouring property, and Nakheel holds owners liable for damage that Ficus and Damas trees cause next door. In Dubai, Law No. (3) of 2026 adds a 20-year Quality and Safety Certificate for older buildings, with repairs carried out under an engineering firm's supervision.

The periods are for you and the contractor to agree, because no emirate's published procedure sets them for a renovation. What an authority does fix is the paperwork above. Put the warranty in the contract rather than the quote, keep it with the completion certificate, and make the final payment depend on receiving the guarantees; our payment schedule guide shows how.
A warranty covers defects that appear later. Snags are defects visible now, and they belong on a written list, fixed before the final payment. Dubai Holding Community Management gives a useful model: it inspects within about 21 days of the owner's completion notice and gives 30 days to put right anything that fails. Walk the job with the contractor, list every item, sign the list, and pay the last stage when every line is closed.
