The index
This is what a home renovation should cost Dubai owners, set out line by line from the bands UAE companies publish for their own work, plus one property portal's estimates. Every figure was read on the company's own page on 18 September 2026, and none of them is an average.
What does a home renovation cost in Dubai?
In September 2026, UAE companies publish home renovation prices from AED 8,000 per bathroom up to AED 3,000,000 or more for a full villa renovation. A small kitchen starts at AED 12,000, an apartment at AED 15,000, an interior design package at AED 10,000 and a full villa at AED 150,000. Kitchens and bathrooms are priced as job totals, villas and apartments also per square foot. Each of our five renovation lines has its own full guide.

Read the bathroom rows as per bathroom. Four standard bathrooms come to AED 60,000 to 180,000 before the kitchen or a single wall is touched, which is why a villa quote that lists the bathrooms as one line deserves a second look.

Comparing across units is where most budgets go wrong, so each line is quoted in the unit its own market uses.
The community comes first. Dar Al Naseeb Engineering Consultants, a Dubai firm, publishes a per-square-foot band for each community, dated 15 August 2026, and argues that community, more than scope, is the single biggest driver of price.

Publishers do not agree, and the gap is wide. At Dar Al Naseeb's rate, a 5,000 sq ft villa in Emirates Hills comes to AED 2,475,000 to 4,100,000. Revive Hub Renovations publishes the same community at AED 300,000 to 700,000 or more for the whole villa. Across three publishers the spread reaches six times for one community, so a total without its rate and its area tells you very little.
Then comes the finish. Every line's published rates step up from basic to luxury, so a quote that names neither the finish nor the area cannot be placed in any band.
Almost every band here was published for Dubai, and none of them is stated for Abu Dhabi, Sharjah or Ajman. Each line's emirate pages therefore mark prices as confirmed per emirate, with no invented difference. What does change at each border is the permit route, and those pages set it out emirate by emirate.

A worked example with published figures only: two standard bathrooms at AED 15,000 to 45,000 each and a full mid-range kitchen at AED 45,000 to 120,000 come to AED 75,000 to 210,000, before any other room is touched.

The service-line bands come from the price pages of 30 companies that publish UAE renovation prices, plus Google's AI Overview on three cost searches, all read on 18 September 2026. The count for each line is in the first table. Every figure is stored with its address and date, and one read on the page itself is kept apart from one read from Google's rendering of that page. The community rows come from a single engineering consultancy, Dar Al Naseeb, and say so.
Some figures are left out deliberately. A bathroom price of AED 2,150 to 4,500 sits at about a fifth of every other figure. One design firm's per-square-foot fees are dropped because its own worked example puts the design fee for a 2,000 sq ft apartment at AED 800,000. One page's price table could not be read, and one price had gone from its page by the day we checked. Posts on forums and social media are excluded as well: they record what one household paid, which is a different thing from a company's published price. There is more on how we work.
